This Privacy Policy describes how After Hours Enterprises LLC (“we,” “us,” or “our”), the operator of STR Scouter (“the Service”), collects, uses, and discloses your information when you use the Service.

We collect the following categories of information:

• Account information — Email address, password (stored as a hash), and the states/markets you select to monitor.
• Payment information — Billing details are processed by Stripe, our payment processor. We do not store full payment card numbers on our servers. Stripe’s privacy policy applies to information you provide to them.
• Usage data — Pages visited, features used, IP address, browser type, device type, and timestamps.
• Cookies and similar technologies — Used to keep you logged in and remember your filter preferences. See Section 6.

2. How We Use Your Information

• To create and operate your account.
• To send you transactional emails (account verification, billing receipts, security notices, and important Service announcements).
• To process payments and manage subscriptions.
• To improve the Service, debug issues, and develop new features.
• To respond to your support requests.
• To send service-related announcements (e.g., security or billing notices).

3. How We Share Your Information

We do not sell your personal information. We share information only with:

• Service providers — Stripe (payments), our email delivery provider, our hosting provider, and analytics tools, all under contractual confidentiality obligations.
• Legal authorities — When required by valid legal process or to protect our rights, safety, or property.
• Business transfers — If we are acquired or merged, your information may transfer to the acquirer subject to this Policy.

4. Data Sources

Listing data displayed in the Service is aggregated from publicly accessible real estate sources. We do not collect or display personal information about property owners or sellers beyond what is publicly listed.

5. Your Rights and Choices

• Access & correction — You can review and update your account information from your dashboard settings.
• Deletion — You can request account deletion at any time by emailing [SUPPORT EMAIL]. We will delete your account within 30 days, subject to legal retention requirements (e.g., transaction records).
• Email opt-out — Marketing and announcement emails contain an unsubscribe link. You may also opt out of non-transactional emails from your account settings. Transactional emails (billing, security) cannot be opted out of while you have an active account.
• California residents — You have additional rights under the California Consumer Privacy Act (CCPA). Contact us to exercise these rights.
• EU/UK residents — You have rights under GDPR/UK GDPR including access, rectification, erasure, restriction, portability, and objection.

6. Cookies

We use first-party cookies and browser local storage to keep you logged in and remember your filter preferences. We do not currently use third-party advertising cookies. You may disable cookies in your browser, but parts of the Service may not function correctly.

7. Security

We use industry-standard practices to protect your information, including HTTPS, password hashing, and access controls. No method of transmission or storage is 100% secure, however. You are responsible for keeping your account password confidential.

8. Children’s Privacy

The Service is not directed to anyone under 18. We do not knowingly collect information from children. If you believe a child has provided us information, contact us and we will delete it.

9. International Data Transfers

The Service is operated from the United States. If you access it from elsewhere, your information will be transferred to and processed in the United States.

10. Changes to This Policy

We may update this Policy from time to time. Material changes will be communicated via email or a notice in the Service at least 14 days before they take effect.
